Terroir III Collection

Homes that hold a world of their own.

Terroir III brings together the most substantial landscape-led homes: properties with exceptional setting, privacy, architectural presence or a scale that allows the house and its surroundings to become a destination in themselves.

A memorable approach, mature gardens, land, exceptional views or remarkable architecture may all play a part. None is a checklist. What matters is that the property possesses qualities that cannot simply be added later.

Homes & Composition

Terroir III is not simply Terroir II made larger.

The house itself must have unusual depth: architecture worth preserving, a setting that changes the way the property is lived, significant privacy, extraordinary proportions, mature grounds or another quality that makes it genuinely difficult to replace.

These may be country estates, larger mountain homes, remarkable coastal properties or substantial residences closer to a town or city. Geography alone does not determine the classification. An exceptional urban or semi-urban property may sit within Terroir III if its scale, rarity and role within the Collection justify it.

What we will not do is accept an ordinary house because it is large, expensive or situated in a desirable destination.

At this level especially, every home must earn its place.

The house always comes before the map.

Interiors

Moodboard terroir III
The more remarkable the house, the less it needs to be overwritten.

The interior begins with the architecture itself — light, stone, proportions, timber, fireplaces, views and whatever has already given the house its identity.

Original elements are preserved where they matter, while new interventions remain measured: excellent materials, layered lighting, tactile textiles, generous comfort and furniture or art with enough presence to work in substantial rooms.

Space is allowed to remain space. A large room does not need to be filled simply because it can be.

Terroir III may involve more complex architecture, larger grounds and rarer properties, but its interior standard is not a separate luxury tier. The same expectation of materials, comfort and completeness applies throughout Liora.

Scale varies. Standards do not.
